First Home
First Home Buyer Loans
Compare 70+ lenders with a Brisbane broker who explains the trade-offs before you commit — then handles the paperwork from application to settlement.
Overview
What first home buyers in Brisbane need to know
Buying your first home is one decision made up of a dozen smaller ones: how much deposit is enough, whether to pay Lenders Mortgage Insurance (LMI) or wait, which government schemes you qualify for, and how much a lender will actually let you borrow. Most first home buyers in Brisbane arrive with the same worry — that everyone else seems to understand the process and they don't. They needn't. With a broker who explains each step in plain English and compares over 50 lenders on your behalf, the path from saving to settlement becomes a sequence of clear, manageable decisions.
Lenders assess three things: your deposit and where it came from (genuine savings versus a gift), your capacity to repay under a serviceability buffer of around 3% above the actual rate, and your credit history. A 20% deposit avoids LMI, but that's not the only route. The Australian Government's First Home Guarantee, administered by Housing Australia, may allow eligible buyers to purchase with as little as 5% deposit and no LMI, and a family guarantee can achieve a similar result using equity in a parent's home. Each has eligibility rules, property price caps and trade-offs worth understanding before you commit.
Queensland adds its own incentives. The First Home Owner Grant has recently been $30,000 for eligible new homes, and first home buyers may also qualify for transfer (stamp) duty concessions, which are more generous again on new builds and vacant land. Amounts, thresholds and end dates change, so we confirm the current settings for your purchase rather than relying on last year's figures. Common traps include applying to several lenders at once (multiple credit enquiries), overlooking upfront costs like conveyancing and building and pest inspections, and choosing a loan on rate alone without weighing offset accounts, redraw and fees through the comparison rate.
Why Rannar
Four things you can hold us to
Your interests, legally first
Best Interests Duty isn't a slogan — it's the law we work under. Every recommendation is documented and explained.
Options, then one clear answer
You'll see the comparison, but you'll also get a straight recommendation. Choice without guidance is just noise.
Fast, because timing matters
Contracts have finance dates and rate offers expire. We move quickly and chase lenders so you don't have to.
With you long after settlement
Rate reviews, fixed-rate expiries, your next purchase — you keep the same broker and the same phone number.

Questions we hear every week
Straight answers. If yours isn't here, ask — we'll reply personally.
A broker works for you, not a bank. We assess your situation, compare loans from our panel of 50+ lenders, recommend the ones that suit you and manage the application through to settlement. In most cases our service costs you nothing: the lender pays us a commission once your loan settles, and we disclose exactly what that is before you proceed.
Your bank can only offer its own products and will assess you against its own policy. We compare dozens of lenders, know which ones treat your income type, deposit size or property most favourably, and negotiate on your behalf. We are also legally required to act in your best interests, which a bank's lending staff are not.
It depends on your income, living expenses, existing debts, deposit and the lender's assessment rate, and the answer can differ by six figures between lenders. Our borrowing power calculator gives a rough guide; a strategy call gives you a real number based on the lenders most likely to say yes.
Pre-approval typically takes a few business days to two weeks depending on the lender and how complete your paperwork is. Formal approval after you find a property usually takes one to two weeks, and settlement is commonly 30 days from contract in Queensland. We have had loans approved in under ten days when it mattered.
No. Our initial assessment and lender comparison do not involve a credit enquiry. A credit check only happens when we lodge a formal application with the lender you choose, and because we match you to the right lender first, you avoid the multiple enquiries that come from applying to several banks yourself.
No. Alongside home, investment and refinance loans we arrange commercial property finance, business loans, asset and equipment finance, car loans, personal loans and SMSF property loans. Many of our clients are business owners who use us for both their home and their business.
