Overview
How SMSF property loans work
A self-managed super fund can borrow to buy property, but only through a limited recourse borrowing arrangement (LRBA). The property is held in a separate holding trust (often called a bare or custodian trust) for the benefit of the SMSF, and if the fund defaults the lender's recourse is limited to that property alone — other fund assets are protected. Each LRBA can only be used to acquire a single acquirable asset, the fund must have a compliant trust deed and investment strategy permitting borrowing, and residential property bought by the fund cannot be lived in or rented by members or their relatives.
Because of the limited recourse, lenders are more conservative than with a standard home loan. Maximum LVRs are typically around 70–80% for residential property and lower for commercial, interest rates are generally higher, and lenders want to see that the fund can service the loan from rental income plus regular contributions, with a liquidity buffer left over. Many require a minimum fund balance and personal guarantees from members. Fewer lenders offer SMSF loans than standard home loans, and their policies differ significantly, so lender selection is far more than a rate comparison.
Common mistakes include signing a contract in the wrong entity's name (the holding trustee must be the purchaser), using borrowed funds to improve the property (repairs are allowed, improvements generally aren't), and not allowing enough time — SMSF purchases involve more legal work and longer lender turnaround. Commercial property can be an exception to the related-party rules: a fund may buy business premises and lease them to a member's business at market rent. We work alongside your accountant, financial adviser and SMSF lawyer to get the structure right. This is general information; SMSF investment and tax advice must come from your licensed adviser.

Questions we hear every week
Straight answers. If yours isn't here, ask — we'll reply personally.
A broker works for you, not a bank. We assess your situation, compare loans from our panel of 50+ lenders, recommend the ones that suit you and manage the application through to settlement. In most cases our service costs you nothing: the lender pays us a commission once your loan settles, and we disclose exactly what that is before you proceed.
Your bank can only offer its own products and will assess you against its own policy. We compare dozens of lenders, know which ones treat your income type, deposit size or property most favourably, and negotiate on your behalf. We are also legally required to act in your best interests, which a bank's lending staff are not.
It depends on your income, living expenses, existing debts, deposit and the lender's assessment rate, and the answer can differ by six figures between lenders. Our borrowing power calculator gives a rough guide; a strategy call gives you a real number based on the lenders most likely to say yes.
Pre-approval typically takes a few business days to two weeks depending on the lender and how complete your paperwork is. Formal approval after you find a property usually takes one to two weeks, and settlement is commonly 30 days from contract in Queensland. We have had loans approved in under ten days when it mattered.
No. Our initial assessment and lender comparison do not involve a credit enquiry. A credit check only happens when we lodge a formal application with the lender you choose, and because we match you to the right lender first, you avoid the multiple enquiries that come from applying to several banks yourself.
No. Alongside home, investment and refinance loans we arrange commercial property finance, business loans, asset and equipment finance, car loans, personal loans and SMSF property loans. Many of our clients are business owners who use us for both their home and their business.
