Overview
How construction loans work in Queensland
A construction loan is different from a standard home loan. Instead of receiving the full amount at settlement, the lender releases funds in progress payments as your builder completes each stage — typically the slab or base, frame, lock-up, fixing and practical completion. You pay interest only on the funds drawn to date, which keeps repayments manageable while you're also paying rent or an existing mortgage. Once the final payment is made the loan usually converts to a standard principal-and-interest home loan. Construction loans suit new builds, knock-down rebuilds, house-and-land packages and major structural renovations.
Lenders assess construction loans on more than your income. They'll want a fixed-price building contract from a licensed builder (QBCC-licensed in Queensland), council-approved plans and specifications, and a valuation on an 'as-if-complete' basis that supports the land value plus the build cost. Owner-builder projects are accepted by far fewer lenders and at lower LVRs. Most lenders expect construction to start within a set period after approval and be completed within around 12 months, so timing your application against your builder's schedule genuinely matters.
The common traps are around variations and cash. Any changes to the contract after approval — upgrades, site costs, landscaping, driveways or fencing that aren't in the builder's scope — generally need to be funded by you, because the lender lends against the original contract. Land settlement and construction approval also need to line up, particularly with house-and-land packages where the developer's timing dictates the land settlement date. We help you allow for these before you sign, coordinate with your builder and conveyancer, and manage each progress claim so the builder is paid on time and the build stays on track.

Questions we hear every week
Straight answers. If yours isn't here, ask — we'll reply personally.
A broker works for you, not a bank. We assess your situation, compare loans from our panel of 50+ lenders, recommend the ones that suit you and manage the application through to settlement. In most cases our service costs you nothing: the lender pays us a commission once your loan settles, and we disclose exactly what that is before you proceed.
Your bank can only offer its own products and will assess you against its own policy. We compare dozens of lenders, know which ones treat your income type, deposit size or property most favourably, and negotiate on your behalf. We are also legally required to act in your best interests, which a bank's lending staff are not.
It depends on your income, living expenses, existing debts, deposit and the lender's assessment rate, and the answer can differ by six figures between lenders. Our borrowing power calculator gives a rough guide; a strategy call gives you a real number based on the lenders most likely to say yes.
Pre-approval typically takes a few business days to two weeks depending on the lender and how complete your paperwork is. Formal approval after you find a property usually takes one to two weeks, and settlement is commonly 30 days from contract in Queensland. We have had loans approved in under ten days when it mattered.
No. Our initial assessment and lender comparison do not involve a credit enquiry. A credit check only happens when we lodge a formal application with the lender you choose, and because we match you to the right lender first, you avoid the multiple enquiries that come from applying to several banks yourself.
No. Alongside home, investment and refinance loans we arrange commercial property finance, business loans, asset and equipment finance, car loans, personal loans and SMSF property loans. Many of our clients are business owners who use us for both their home and their business.
