Rannar Loans provides credit assistance as a credit representative (Credit Representative Number 541742) of [Licensee], Australian Credit Licence 384324, under the National Consumer Credit Protection Act 2009 (Cth). [Licensee] is our aggregator and licensee and is responsible for our conduct in providing credit assistance.
What we do
We help you find, apply for and settle finance from a panel of more than 50 lenders, including major banks, regional banks, mutual banks, credit unions and non-bank lenders. Our services cover home loans, investment loans, refinancing, construction loans, self-employed and low-doc lending, SMSF property loans, commercial property finance, business loans, asset and equipment finance, car loans and personal loans.
We do not lend money ourselves and we are not an agent of any lender. The lenders we submit the most business to over time are listed in the credit proposal disclosure we give you before you apply.
Our obligations to you
Before we recommend a loan we must assess whether it is not unsuitable for you. To do that we will ask about your requirements and objectives, your financial situation and your ability to meet the repayments without substantial hardship, and we will take reasonable steps to verify the information you give us. You may request a copy of our preliminary assessment at any time within seven years of the date it was made; we will provide it free of charge.
As mortgage brokers we are also bound by the Best Interests Duty: when we help you with a home loan we must act in your best interests and, if there is a conflict between your interests and ours or a lender's, we must give priority to yours. In practice this means we compare a genuine range of lenders and products, explain why we have recommended the ones we have, and keep records of that reasoning.
How we are paid
Fees payable by you. We generally do not charge you a fee for arranging consumer credit. If a fee would apply to your circumstances (for example, for some commercial or specialist lending) we will tell you the amount, or how it is calculated, and obtain your agreement in writing before any work that attracts a fee begins.
Commission from lenders. If your loan settles, the lender usually pays commission to our licensee, who passes an agreed share on to us. Commission typically has two parts: an upfront commission calculated as a percentage of the loan amount drawn down (net of any funds held in an offset account), and a trail commission calculated as a percentage of the outstanding balance and paid periodically while the loan remains in place. Rates vary between lenders and products. The commission we expect to receive is set out in dollar terms in your credit proposal disclosure. Commission may be clawed back by the lender if a loan is repaid or refinanced within its early years; we do not pass claw-backs on to you.
Other benefits. From time to time lenders provide training, sponsorship of industry events or non-monetary benefits within limits set by law and industry codes. We keep a register of these benefits which you may inspect on request.
Referral fees. If you were introduced to us by a referral partner (such as a real estate agent, accountant or financial planner), we may pay them a referral fee or commission. The referrer's name and the amount payable will be disclosed to you in your credit proposal disclosure. If we refer you to a third party, we may receive a fee from them, which we will disclose to you.
You may ask us for a reasonable estimate of the commissions and fees payable in relation to your loan, and how they are calculated, at any time.
Ownership and relationships
Rannar Loans is independently owned. Neither Rannar Loans nor its principal owns shares in, or is owned by, any lender. Our licensee [Licensee] may have commercial arrangements with lenders on our panel; details are available from [Licensee] on request.
